Turns out, the best office view has dirt in it.

I founded Karner Blue Landscaping after a well-rounded career, that included eight years in the U.S. Air Force, a Bachelor’s degree in Accounting, work in commercial finance, and 200,000 miles driving a flatbed semi-truck across the the lower-48 United States.

This life experience has provided me a diverse skillset, detail oriented mind, and strong work ethic. Today, I apply these skills and values to my business as a residential and commercial landscaper, providing customers with beautiful, thoughtfully-managed outdoor spaces inspired by native design.

Though not my first professional job, my entrepreneurial nature extends back to my childhood when I helped my mother with her jewelry business. And a small lawn care and car detailing service I offered for my neighbors and family as a teenager. In those days it was a way to earn cash for gas and movies on the weekends. Now, I do it to enjoy a purposeful work outdoors, contributing over time to my family and community. 

My approach is simple – to be great at doing the essentials well. I enjoy working on the details that both add value, and are easy to take care of in the long term. I prefer clear estimates, simple terms, and committed availability.  

Currently, I maintain a sustainable client load to ensure the best experience, as well as reliability and quality. It is important to me that I provide an excellent product and good customer service. I provide an all-inclusive annual service, that takes the time and care to improve your yard for the next generation. 

And while my schedule now is focused on my existing long-term clients, I keep room available for small projects and emergency calls when neighbors need help. 

As my company grows, I hope to provide additional space and services to meet my customer’s needs, as well as new employment opportunities.

What are your policy coverage limits?

We carry premium, comprehensive commercial protections through United Ohio Insurance Company. This includes $1,000,000 in General Liability per occurrence ($2,000,000 General Aggregate), a $1,000,000 Commercial Auto limit, and an additional $2,000,000 Umbrella liability policy.

Do you provide Primary & Non-Contributory status?

Yes. Our premier contractor and commercial auto endorsements explicitly state that our insurance acts as primary and non-contributory. This ensures our policy takes precedence over any other available coverage if a covered loss occurs.

Can you provide a Waiver of Subrogation?

Absolutely. Our coverage includes a Blanket Waiver of Subrogation for both general liability and auto policies. We waive our right of recovery against any client or organization we have agreed to protect via a prior written contract.
